Accessory Buildings

Site Plan Requirements

The following must be included on ALL submitted site plans:

  • All property lines
  • Site Address, Subdivision Name, Division #, Lot # and Block #
  • Setbacks on ALL FOUR (4) SIDES of the structure to the property lines
  • Driveway Width (not to exceed 30’)
  • Any Existing Structures
  • Zone
  • City of Ammon, Bonneville County
  • Street names
  • Homeowners Name and/or Contractors Name
  • North Arrow
  • Location of all utilities including Fiber (if applicable)

Placement Rules

Buildings 12 feet or more behind house:
Minimum of 3 feet from the property line. (Measurement may vary with height and roofing to ensure snow/water remain on property).

Buildings less than 12 feet behind house:

  • Must maintain required side yard for the zone:
    • RE: 20’
    • RP & RP-A: 10’
    • R1 & R1-A: 8’
  • Must be at least 3 feet from the current structure or have proper firewalls installed.

Building Permit Documentation

  • Permit Application (Available at cityofammon.us)
  • Footing and Foundation Plans
  • Electrical, Mechanical, and Plumbing
  • Plans showing ground anchoring method
  • Floor Layout & Roof Layout
  • Engineering required for any walls 10 feet or taller
  • Irregular buildings/post-beam structures must be stamped by an Idaho licensed Engineer or Architect

Additional Regulations

  • One story detached accessory structures over 200 sq. ft. require a permit.
  • All utilities must connect to the existing main house.
  • All snow/water must remain on property.
  • Covered structures may cover up to 30% of the backyard.
  • Maximum driveway width of 30’ using the same street access as the main house.
  • No separate addresses allowed.
  • Wind Speed: 115 mph (3 second burst).
  • Snow Load: 50 ground loads.
  • Check for subdivision covenants and HOA guidelines (which may be more restrictive).
